Coming Soon Properties

An agent called me a couple of weeks ago asking for advice on how to list a "Coming Soon" home successfully.... and although I will not give out all my strategies, I wanted to write about listing a home in this market and making it successful not only for yourself, but also the buyer of your home.


I listed a property a few months ago that over 200 people showed up for an open house, and the seller received 40 offers, many of them over the asking price! So you ask; was the price of property listed correctly? Well, from the appraisal report and the other homes closing in the area, the answer is, absolutely yes!!!


A home that is priced correctly will not last on this market over a week, 2 at the most. If the property is going to sell for a higher price than what it was listed for, the seller will receive multiple offers! However, by pricing it too high it will sit on the market and the sales price will need to be lowered. Meanwhile, your home will become "old news"... and who wants old news, right?

Moving on to the Coming Soon status.... A "Coming Soon" status means that the property will be available for sale soon. It is a great time for the seller to prepare the home, or for the listing agent to get pictures ready, and start marketing the property as “coming soon”. However, there are some great and not so great strategies for presenting a coming soon home. One of them is making sure not to keep the property in this status for too long. Otherwise, once it goes on "Active" status the property will already have been listed for many days….. and in this market a home that is on the market for more than a week or two, will be "Old News"!


Keep in mind that The National Association of REALTORS® states that "While the property is in Coming Soon status, THE SELLER AND THE LISTING BROKER may NOT promote or advertise the property in any manner other than as ‘coming soon’. Properties in this status may not be shown." BOTH the seller and listing agent must comply with this rule.
