How to Know If You Have the Right Real Estate Agent to Sell Your Home

When it comes time to sell your home, choosing the right real estate agent is one of the most important decisions you’ll make. Many agents are licensed to help both buyers and sellers, but that doesn’t mean they’re equally skilled in both roles. Selling a home requires a unique set of skills — particularly around marketing, pricing strategy, and representation during the sales process.


So how do you know if your agent is the right one to sell your home?

Start by asking about their experience as a seller’s agent. A strong listing agent understands that selling is more than just putting a home on the MLS. It’s about strategic marketing, proper presentation, and professional representation from the moment your home is listed to the day you close.

Here are some key factors to look for:

First impressions matter. Your agent should hire a professional photographer who captures clear, realistic, and high-quality images of your home. Blurry phone photos won’t cut it — whether your home is $100K or $1M, it deserves to be marketed professionally.

A video walkthrough adds a dynamic element to your listing. It helps buyers understand the layout and flow of the home, giving them a better sense of what it feels like to be there — all from the comfort of their own home.

The next buyer might live just around the corner — or know someone who does. Your agent should be proactive in the community: hosting open houses, sending postcards, and reaching out to neighbors who might help spread the word.

Ask your agent how they plan to promote your property — and don’t settle for vague answers. Will they advertise online? On social media? In print? On real estate platforms? If you're not impressed with the marketing plan, it may be time to find someone else.

Lockboxes make it easier for buyer’s agents to show your home, but that doesn't mean your own agent shouldn’t be involved. If your agent isn’t present at showings, who’s there to represent your best interests? It’s a valid question — and one worth asking.

Also, individual property owners may require photo identification prior to a showing, and we will communicate this information to buyers or tenants in advance of such showing.

ii. An exclusive buyer representation agreement is not required.

iii. A pre-approval for a mortgage loan is not required to work with us, per se, however, individual property owners may require one – and if so, we will communicate that to buyers as applicable for any properties buyers may wish to view.
