Navigating the VA Loan Process: A Guide for Home Buyers and Sellers

Before getting started on this topic, we would like to take the time to THANK YOU FOR YOUR SERVICE!  A few simple words that mean so much for those who served, and even for the families who supported you so we can have the life we have.  


The process of selling your home can be very emotional and stressful at times, and in the midst of it, you receive an offer with a VA loan.  Many ask, why should I accept this offer?  The VA has very tough requirements for the house and I will need to bend backwards to see this closing, right?  Well, we beg to differ!!!  


Yes, the VA will require an appraisal, termite clear, septic and water test if it is a property with a well system.  They also might ask that you paint the eves if they are peeling, or make sure the AC is in working condition and the roof is not leaking.  So we ask you, are these really tough requirements?  Wouldn’t you as a seller want to do the right thing when selling your home?  Unless you have a property that needs rehab, your buyer should be purchasing a home with confidence that this is a solid house.  



On another note, when you are working with a VA loan, you will have a buyer who most likely is on a fixed income from their VA/Military benefits.  No need to worry that your buyer could loose a job last minute, or something similar.
